Walked-Quote Days

A Visible Quote starts with a walk. Someone stands on your property, looks at the surfaces, and writes the job from what is there. You cannot have one of these unless we will be on the property.

We do not quote from photographs. A photo cannot show you movement in a weatherboard, a coating that has failed underneath, or how far a ladder has to reach on the low side of a sloping block. Those three things decide the price, so a number produced without them is a guess with a dollar sign on it.

A walk takes between thirty and ninety minutes for a house, and longer for a complex or an occupied commercial site. You do not have to be there for all of it, but the first ten minutes are worth being there for, because that is when you tell us what actually matters to you and we tell you what we are seeing.

What the walk covers

Every surface that will be painted

Room by room inside, elevation by elevation outside. Walls, ceilings, cornices, skirtings, architraves, doors, eaves, fascia, gutters, soffits. Each one either goes on the quote as a line or it is not in the job.

What is under the last coat

Substrate matters more than colour. Weatherboard, chamferboard, VJ, render, fibro, brick, Colorbond, treated pine. We look for movement in the timber, failed previous coatings, mould on the southern walls, and rust bleeding through fixings.

The preparation each surface needs

Not a blanket allowance. Sand here, fill and prime there, treat the mould on that wall, seal the raw timber on that balustrade. Preparation is the job, and preparation you can read is preparation that has to happen.

Access and height

Where the ladder reaches and where it does not. Whether the back elevation needs scaffold, whether the stairwell needs a tower, whether the roof needs anchors. This is the number that most often arrives later as a variation, so it gets settled on the walk.

The paint system for your conditions

Brisbane humidity, western sun, and salt air within five kilometres of the water all change what should go on the wall. Dulux, Taubmans, Haymes and Wattyl each have systems worth naming. We name the one we are using, with the number of coats.

How the job runs around you

Whether you are living in it, whether the office stays open, whether residents need the car park on a Saturday. Staging, hours, and what happens to the schedule in a wet week.

What you leave with

A written Visible Quote, issued the same day as the walk where capacity allows. It contains all of this:

Every surface named, so anything absent is visibly absent
Preparation named per surface, never "prep as needed"
Paint named as brand plus system plus number of coats
Access and height priced in, not left to become a variation
A start window, working days on site, and what rain does to the schedule
The variations rule in writing: how a scope change becomes a price change, and who approves it first
A 5-year written workmanship warranty, issued on completion
QBCC #15130869 on the document, so you can check it before you pay anything
A price tied to the lines above, so removing a line moves the price

Same-day turnaround is an operations fact when we have the capacity, not the name of the product. The product is the walk and the document it produces.

Two versions, because two people are reading it

For your house

One document you can put next to the other quotes on the kitchen table and actually compare. Room by room, or elevation by elevation. If you already have two or three quotes, bring them to the walk. We will tell you what they are not showing you, including where they are quoting something we are not.

For a committee

A scope pack rather than a single page. Every building and elevation named, common property broken out, stairwells, balustrades, soffits and the car park priced separately, and the staged access written down so owners can see when their block is affected. It is built to be read aloud at a meeting by somebody who is not a painter.

How to book a walk

Tell us the suburb, the job type, and when we can be on the property. That is the booking. There is a limit to how many walks fit in a week, because each one is a person standing on a site rather than typing a number into a template, so the constraint is access rather than any kind of discount clock.

If you already have quotes, say so on the form and we will send you the Quote Visibility Score first, so you can read them yourself before we turn up. Photos are welcome as context. They are not a substitute for the walk and we will not price from them.
