Yes, and the approvals come first. Many of the brick and masonry commercial buildings along Ann Street and Brunswick Street sit under a heritage overlay, which restricts both products and colours. We work to the approved palette and use lime-compatible, breathable systems on original masonry. Sealing a heritage facade with the wrong product traps moisture and does long-term damage.
Efflorescence: salts migrating out through the masonry and crystallising on the face. It is common on the Valley's older brick facades after decades of moisture movement. Painting over it guarantees the coating will lift. The salts have to be brushed off dry and the source of the moisture addressed, then a breathable system applied that lets the wall keep releasing vapour.
