Epoxy Floor Coating: Common Questions
A professionally applied epoxy floor coating in Brisbane, with correct diamond grinding preparation, should last 10–15 years in a residential garage under normal use. Industrial floors with heavy forklift traffic or chemical exposure: 7–10 years before maintenance or recoat is needed. The key variable is preparation: epoxy applied over unprepared or poorly prepared concrete will start peeling within 2–3 years regardless of product quality.
Most concrete floors can be coated, but the concrete needs to be structurally sound, dry, and correctly prepared. We test moisture levels before quoting, if moisture is too high, standard epoxy will delaminate. Concrete with active moisture issues requires a moisture-vapour barrier primer before any coating. We won't apply epoxy over concrete that will fail. We tell you upfront.
Epoxy is the base coat system. It bonds to concrete, creates the substrate, and provides chemical resistance. Polyurethane is applied over epoxy as a clear top coat. It provides UV stability, scratch resistance, and the final gloss or satin finish. For garage floors and commercial applications we use a polyurethane floor coating over the epoxy base. The combination of both systems is what gives you the 10+ year result.
Clear the floor completely, no vehicles, no stored items, no shelving units. Clean oil stains as much as possible (we will treat these during prep, but less contamination is better). That is all you need to do. Our crew handles the rest: diamond grinding, crack repairs, priming, and coating. Return-to-vehicle-traffic time is 72 hours from final coat.
Rarely. Existing paint must be fully removed or confirmed to be adhering at 100% before epoxy can be applied on top. In most cases, grinding off existing paint and starting from bare concrete produces a better result than coating over it. We assess the existing coating during the on-site inspection and advise accordingly. We will not quote a job where the result will fail.

For outdoor concrete, driveways, pool surrounds, patios, we use UV-stable polyurethane coatings and penetrating concrete sealers designed for exterior exposure.
