The elevated and hilly terrain creates varied solar exposure: properties on east-facing slopes receive intense morning sun while west-facing homes cop the harshest afternoon UV. Older 1990s homes in Upper Coomera are now past their first repaint cycle and many show the typical failure pattern of that era: surface chalking, UV-bleached colour, and hairline cracking at render joints. These substrates need crack filling with a flexible filler, spot priming, and a full-coverage sealer coat before topcoat to prevent the paint bridging over unresolved substrate movement.
