Fibrous cement (fibro) cladding is present on a meaningful proportion of the older homes, and the same asbestos assessment requirement applies here as in Everton Park and comparable outer suburbs: any fibro must be tested before mechanical preparation begins. Where fibro is confirmed asbestos-free, a bonding primer is the non-negotiable first step: the smooth, dense surface of fibro does not accept topcoat adhesion without it. The brick homes follow the standard outer northside pattern: check alkalinity and render condition before selecting a primer system.
