The older fibro homes require careful substrate identification and encapsulation-grade primer systems. Standard preparation approaches that work on brick or render are not appropriate here. Homes within two kilometres of Kings Beach or Bulcock Beach face direct salt-air exposure severe enough to cause coating failure within three years without a marine-grade specification. The post-war brick stock in the inland streets needs alkalinity testing and a quality sealer coat before topcoating to avoid adhesion failure on alkali-affected surfaces.
